The office building is to be on lot 09 at ZAC Clichy-Batignolles, in Paris, on a structure covering the rail tracks belonging to the French railways, SNCF.
Surface area is about 3,450 m2 and is located in ZAC’s western sector. The project is part of the future eco neighbourhood of Clichy-Batignolles, at the start of the principle north-south artery, at the edge of the railway property and near Martin-Luther-King Park.
The building is integrated into an urban context organised so that it is open onto the rail tracks but solid on the street side. The construction is formed of three wings with different orientations: one faces the Tour Eiffel, another looks towards Montmartre and the third towards the future TGI (Courthouse) designed by Renzo Piano. This threefold orientation allows for great flexibility of use over time; indeed the three wings could belong to one, two or three users. Each wing has the benefit of a large window looking out over the city and a space with double height ceiling for the occupiers’ use.
Between the south and west wings there is a green courtyard, which enables the park to continue into the building itself and the creation of a belvedere or panoramic view of the rail tracks and the Tour Eiffel. The alignment with the north-south road reinforces the architectural appearance of the project while the ground floor regulates the different flows in an articulated dynamism with double height.
The rigour of the structural fabric reappears in the façade through the rhythm of regular full and empty spaces that is broken by volumes protruding over the urban space. These protrusions bring movement to the façade that disassociates the mass and creates the building’s true identity.
